Race Street TOD Development Update
ULC purchased Race Street TOD in April of 2015 with support from the City and County of Denver, and has since been working diligently in determining the best development options and mission aligned development partners to provide new community assets for the GES neighborhood. Our goals are based on previously identified community engaged planning priorities for a new mixed-use development which includes affordable housing, community serving commercial space with an emphasis on health services.
ULC remains committed to working with the community to realize the specific terms of our agreement with the Denver Office of Economic Development for affordable housing and full time job creation as the cornerstone of the property see multi-phased development.
Recently, ULC and Zocalo Community Development mutually agreed to terminate our partnership negotiations following more than six months of unsuccessful discussions on formal terms leading to execution of a development agreement for the 6 acres.
ULC is now working to engage a new primary development partner with a track record of success in implementing complex community focused development projects. We will continue to own and land bank the Race TOD property, while seeking the appropriate combination of partners and resources required to achieve our equitable development goals in providing long-term community benefits.
