ULC September Partner Spotlight – Kutak Rock LLP
The Urban Land Conservancy celebrates the achievements of its partnerships that create and preserve nonprofit facilities and affordable housing for communities in metro Denver. ULC’s Monthly Partner Spotlight is awarded to partners who demonstrate the value of collaboration, furthering our mission to improve the lives of Denver area residents through our real estate investments and community assets.
Congratulations to our September 2014 Partner Spotlight of the Month:
Kutak Rock LLP!
For many years, ULC has relied on the legal expertise of Kutak Rock LLP to represent our real estate interests. As our real estate attorney and general counsel, Kutak Rock has not only advised us on the complex contract negotiation /acquisition and disposition of our real estate investments, especially those involving multiple partners, but represents ULC in organizational issues, all aspects of various financing products (conventional and special investor credit facilities), development agreements, land leases, property management issues, and establishing complex ownership structures.
Peggy Richter, a Partner with Kutak Rock LLP started her journey with ULC as she and ULC President Aaron Miripol, worked on the acquisition of the Holly Square property. As ULC has grown, Peggy and her team now work with our Real Estate Development team, our Master Site Development team, and our Asset Management team . ULC’s team at Kutak Rock is always quick to step up to the complexity of investments and rather difficult real estate transactions.
“It is a pleasure to work with such dedicated (and fun!) individuals at ULC who are committed to the fulfillment of community needs for affordable housing, schools, community centers and other essential projects,” says Peggy Richter, partner and co-chair of the Corporate Department in the Denver office of Kutak Rock LLP. “I highly value my work with ULC and feel privileged to work with such outstanding individuals towards the continued preservation of urban real estate for the benefit of our Colorado communities.”
Over the years, the team at Kutak Rock has worked with Aaron, Debra Bustos, Cindy Everett and other members of the ULC team on numerous ULC real estate and related financing projects, including the acquisition and related development of the Holly Square project (including the lease of a portion of that property to the Boys & Girls Club), acquisition of eight TOD projects including the Yale Station TOD, Mile High Vista (working with both the City of Denver and Del Norte with respect to the sale, construction and development of the Corky Gonzales library and the Avondale Apartments), land assemblage at the 10th and Sheridan on the W Line, and most recently, the Park Hill Village West project., as well as work surrounding our multi-tenant nonprofit centers (Tramway, Curtis Park, SunDec, Downing) and our first acquisition in Aurora where we will build a new building for New Legacy Charter School. Nathan Humphry has also represented ULC in the creation of the country’s first Transit Oriented Development Fund, managed by Enterprise Community Partners.
“Our partnership with Kutak Rock is invaluable. With the depth of knowledge and expertise that Kutak brings in so many different practice areas, complex transactions are easier to work through. They advocate on our behalf and regularly go above and beyond what is reasonable. Each individual we have worked with has demonstrated a high level of commitment to helping us advance the ULC mission. Many thanks to Peggy Richter, Nathan Humphrey, Kristine Poston, Evonne Wiseman, Lou Rader, Mia DellaCava, Mark Willis, JP Assouad, Barry Steinberg, and Fred Marinthal who have each personally worked on various ULC issues.
Going above and beyond is a common theme for Kutak Rock, and ULC truly views them as our partner in making an impact through real estate in metro Denver communities. Always knowledgeable, always so helpful, we challenge them to the best of our ability and they graciously work through every issue faced.
Alongside ULC, the Kutak team works with partners and lenders, as well as developers and municipalities, to further ULC’s mission. Thank you for always continuing to impress us Kutak Rock LLP!
