Job Title: Real Estate Transaction Manager FTE: Full Time, 37.5 hrs/wk
Reports to: Vice President of Real Estate FLSA Designation: Exempt – Salary

SUMMARY

The Real Estate Transaction Manager is responsible for leading project management and due diligence to ensure that all real estate transactions are completed in alignment with Urban Land Conservancy’s (ULC) strategic goals and mission, organizational goals, and investment/site selection criteria.

DUTIES & RESPONSIBILITIES

The Real Estate Transaction Manager is expected to work collaboratively as an integral part of ULC’s Real Estate team, but also to work independently to manage real estate transactions. The role performs a wide range of duties including, but not limited to:

Site Acquisition and Disposition Research

  • Develop financial analyses to evaluate acquisition, development, and disposition opportunities
  • Prepare project overview reports summarizing all due diligence findings and recommendations
  • Lead acquisitions through all phases of due diligence to determine feasibility of acquisition and development opportunities in alignment with ULC Investment/Selection Criteria
  • Secure proposals/bids from vendors, coordinate with and ensure all vendor contracts are completed in compliance with ULC policies
  • Proactively communicate to supervisor issues that pose material risk/liability to ULC or its interests
  • Assist with preparation and submission of financing packages to lenders and grant providers
  • Understand financing requirements and compliance related to specific real estate projects
  • Manage title company relationships, communications, and timely responses to position transactions for successful closings

Project Management

  • Track contract deadlines and ensure all due diligence is completed within specified deadlines
  • Lead application process (and/or work with cross-functional teams) to secure project-related grants where applicable, including predevelopment, environmental assessment grants, and funding for gap financing
  • Interpret third party inspection reports, e.g., appraisals, various inspection reports
  • Contribute to or lead project kickoff meetings, due diligence efforts, closing, property transition, and compliance, as appropriate
  • Lead, develop, and execute project development plans working with consultants, city departments, contractors, ULC staff, and others as needed
  • Analyze and interpret key components of development partner pro forma models

Administration

  • Summarize project information and updates for the Real Estate Development Committee meetings; present relevant project updates, as appropriate
  • Prepare committee minutes, community meeting notes, project reports, as requested
  • Coordinate meetings with vendors, partners, city representatives and others, as requested
  • Use collaboration and database tools which may include but not be limited to structured file systems, cloud-based project management systems, financial data management and reporting systems, and web-based conferencing applications,
  • Maintain paper and electronic project files timely to ensure easy and secure document retrieval
  • Offer recommendations to improve departmental procedures, as appropriate

General Duties

  • Lead cross-department coordination between real estate, master site, assets, communications, and accounting departments to review high-level, cross-department project activity and strategy
  • Lead select projects from acquisition through the development process, including drafting RFPs, developer selection process, development agreements, drafting and coordinating grant applications for funding partners and other activities to support project development
  • Coordinate with development stakeholders (developer, development partners, architect, funding agencies, lenders, due diligence vendors) on strategy, timing and goals to most effectively move project development forward
  • Provide due diligence technical assistance for other partners and clients as assigned
  • Maintain awareness of community and real estate issues that impact ULC’s work, i.e., transit-oriented development, affordable housing, workforce development, social enterprises, government funding programs, etc.
  • Conduct research and analysis to identify key demographic and community information, create reports to document findings and, as needed, create presentations to share findings
  • Maintain professional relationships with vendors, brokers, development partners, lenders, foundations, nonprofit partners, and representatives of local, state and federal government agencies, and other community constituents, as related to specific projects to ensure efficient and effective communication
  • Serve as liaison with members of ULC collaborative partnerships to coordinate activities around common issues affecting the work of all partners, as assigned
  • Assist with organization of various tours and/or presentations for potential investors interested in ULC community development efforts
  • Represent ULC at community meetings and events around affordable housing, community development, neighborhood planning, and other relevant real estate/community topics
  • May be assigned supervisorial duties to direct intern(s) and/or volunteers on a continuous, periodic, or as-needed basis.

  • Advanced knowledge of local and state real estate regulations and planning processes
  • Advanced knowledge of real estate lending practices and financial pro forma modeling
  • Advanced knowledge of grants and contract compliance
  • Advanced skill in negotiation of real estate contracts/terms
  • Advanced skill in managing the due diligence process (title, survey, appraisal, inspections, phase I & II environmentals)
  • Advanced skill in working in a fast-paced, multiple simultaneous task environment managing a variety of relationships
  • Advanced interpersonal, communication, collaboration, analytical, and problem-solving skills
  • Advanced ability to manage timelines, contract, and correspondence using digital tools and networked file systems
  • Advanced ability to work with governmental entities, consultants, developers, and other vendors
  • Advanced ability to work both independently and as part of a team
  • Advanced ability to maintain client and organizational confidentiality
  • Ability to be insured by ULC’s insurance policy to operate a vehicle for company business

PHYSICAL DEMANDS AND WORK ENVIRONMENT
This position may require:

  • Frequently required to be in a stationary position during scheduled work hours
  • Occasionally required to stand, walk, and exposed to outside weather conditions
  • Periodically required to attend ULC events and/or community meetings outside normal business hours

QUALIFICATIONS

A combination of education and experience may be considered:

  • Bachelor’s degree in real estate, finance, business, urban planning, architecture, or related field
  • Minimum three years’ of relevant experience in the Duties and KSAV’s listed above, seven preferred.

REQUIREMENTS

  • Must pass a background check
  • Must have a valid driver’s license and be insurable
  • Must be punctual, reliable, and demonstrate a good work ethic

COMPENSATION

  • Salary range is $77,500-95,0000 per year, as is commensurate with experience
  • 37.5-hour work week with options for alternative work schedules
  • Bi-weekly pay
