SUMMARY
The Assistant Property Manager is responsible for assisting with property management duties in support of ULC’s property management team. ULC’s property management team is focused on providing the best in customer service to ULC tenants by being attentive, responsive, and communicative. ULC’s portfolio currently consists of buildings across the Denver Metro area, from south Aurora, to Park Hill, to Lakewood, and Westminster. This position can be viewed as an opportunity to learn the skills necessary to transition to a full property manager position.
DUTIES & RESPONSIBILITIES
The Assistant Property Manager is expected to be an integral part of ULC’s Assets and Property
Management team, but also to work independently on tasks related to management of a portfolio of
buildings. The role performs a wide range of duties, including, but not limited to:
- Coordinate Prospective Tenants
- Serve as a first point of contact for prospective tenants and relay pertinent information to PMs, Associate Director of Assets, or the Director of Assets
- Send marketing materials to prospective tenants
- Collect and summarize space needs, budget, and other requirements of prospective tenants
- Schedule and coordinate showings and building tours
- Track prospective tenants and maintain communication and contact info
- Follow up with prospective tenants after showings
- Property Management Support
- Support Property Managers (PMs) on day-to-day operations of ULC buildings
- Serve as first point of contact for tenant questions and requests
- Serve as primary user for Commercial Café Tenants web portal
- Manage move-in and move-out logistics for tenants: keys, fobs, parking passes, building rules, emergency procedures, provide access and training for tenant web-portal.
- Maintain and update tenant contact information
- Maintain and update access item records and system
- Maintain required electronic and paper records
- Assist PMs and Facilities Department in project management for capital improvement or tenant improvement projects
- Manage policy and procedure manuals, including emergency response plans in coordination with PMs
- Serve as backup to PMs, as needed
- Assets Team Participation
- Draft, distribute, and collect documents, forms, and surveys
- Participate in rotating on-call duties with the Assets team
- Support cross-departmental communication and projects

- Intermediate knowledge of commercial real estate leasing practices and terminology
- Basic knowledge of various commercial building types and operations including office/mixed-use, educational, warehouse/light industrial
- Basic knowledge of the local nonprofit environment
- Advanced skill in problem solving, analytics, and time management
- Advanced skill in multi-tasking and managing multiple tasks/priorities at once
- Advanced communication skills in multiple settings and with cultural competency
- Advanced interpersonal, verbal and written communication skills and ability to present oneself professionally in various settings
- Intermediate skill with basic office software packages, experience with Yardi is highly preferred
- Advanced ability to be flexible and adapt to changing priorities
- Advanced ability to understand and follow written and verbal instructions
- Advanced ability to work both independently and as part of a team
- Advanced ability to maintain client and organizational confidentiality
- Ability to be insured by ULC’s insurance policy to operate a vehicle for company business

PHYSICAL DEMANDS AND WORK ENVIRONMENT
This position may require:
• Frequently required to be in a stationary position during scheduled work hours
• Frequently required to stand and walk
• Occasionally required to lift/push/carry items up to 25 pounds
• Occasionally exposed to outside weather conditions
• Periodically required to attend ULC events and/or community meetings outside normal business hours
QUALIFICATIONS
A combination of education and life/work experience may be considered:
Education
• High school diploma or equivalent required
• At least 2 years of college coursework in real estate, business administration, or related field preferred
Experience
• 1-year work experience in the nonprofit sector, specifically in a culturally diverse setting is preferred
• 1-year work experience with commercial office, mixed-use, retail, light industrial, or similar real estate is
preferred
• Familiarity and proficiency with Yardi Voyager Property Management software is highly preferred
REQUIREMENTS
• Must pass a background check
• Must have a valid driver’s license, reliable transportation, and be insurable
• Must be punctual, reliable, and demonstrate a good work ethic
COMPENSATION
• Salary range is $23.00-$28.20 per hour, based on experience, with the intent of a starting rate in the
lower end of this range
• 37.5-hour work week with options for alternative work schedules
• Bi-weekly pay
